York Region is not a wall of high-rises the way downtown Toronto is, but it has plenty of shared-wall living, and in any of it a pest problem is almost never just yours. Along the Yonge Street corridor through Richmond Hill and Thornhill there are real condo towers; across Markham, Vaughan, Newmarket, and Aurora there is a growing stock of mid-rise buildings, stacked condo-townhouses, and older walk-up apartments. In every one of them German cockroaches, bed bugs, and mice travel through shared walls, plumbing chases, and garbage rooms, so one unit's problem becomes the neighbour's, then the floor's. We treat units across York Region discreetly and, where we can, same day, and we work with residents, owners, and property managers to stop the spread rather than just the sighting. Free inspection, published pricing, and a two-month guarantee.

Why shared-wall living is different from a house

In a condo, a stacked townhouse, or an apartment, pests move between units, so treating one unit on its own often fails. The three pests that dominate York's multi-unit stock, German cockroaches, bed bugs, and mice, all spread the same way: through the gaps around plumbing risers and electrical chases, along shared wall voids, under the baseboards between stacked units, and through garbage rooms and chutes. A single treated unit with an untreated neighbour on the other side of the wall gets re-infested from next door. That is why the honest answer in a building is often that the problem is bigger than your unit, and why looping in the neighbours or the property manager matters.

York's mix shapes the pattern. The Yonge corridor towers around Richmond Hill Centre and Langstaff behave like classic high-rises, while the low-rise and condo-townhouse blocks across Markham and Vaughan and the older apartment stock have fewer floors but the same shared plumbing and walls that let pests travel. Fewer big towers than Toronto, in other words, but the same mechanics wherever units share structure.

The pests that spread through York buildings

  • German cockroaches are the number one multi-unit pest. They breed fast, favour warm humid kitchens and bathrooms, and move unit to unit through shared plumbing. They cluster in the older apartment stock and along the Highway 7 corridor. See cockroach control.
  • Bed bugs hitch in on luggage, furniture, and clothing, then spread along the same shared voids, which is why a bed bug problem in a building is a building problem, not a one-unit one. See bed bug treatment.
  • Mice get into the lower floors and podium levels near garbage handling and work their way up through the risers and chases, worst in the older buildings and the ones sitting close to open land. See mouse control.

If you are a resident or unit owner

You can book pest control for your own unit without waiting on the building, and you should tell your property manager either way, because a problem in your unit usually means the units around you need a look too. If you rent, pest control in a York Region apartment or condo is almost always the landlord's responsibility under Ontario's Residential Tenancies Act, which requires a rental to be kept fit to live in, so report it to the landlord or property manager in writing first. If they stall, your municipality's property-standards office, in Markham, Vaughan, Richmond Hill, Newmarket, Aurora, or wherever you live, can inspect and order the work done. Our landlord and tenant guide walks through who pays and how to push it.

For property managers and condo boards

For a building we run coordinated, documented programs rather than one-off unit visits. That means treating the affected unit and the units around it in the same window, inspecting and treating the common areas, garbage rooms, and chutes where pests actually travel, and handing the corporation the paperwork it needs. In a condo, responsibility splits between the unit owner and the corporation depending on where the problem lives: inside a unit is usually the owner's, while the common elements, the risers, chases, and shared walls pests use to spread, are the corporation's, which is exactly why a unit-only approach so often bounces back. We coordinate the two.

What a property manager gets from us: discretion so residents are not alarmed, scheduled and after-hours service so the work does not disrupt the building, one point of contact, and documented service reports for the board and for any resident dispute. Health Canada PMRA-registered products, applied to label, with rodenticide kept in tamper-resistant stations away from residents and pets.

What it costs

A single unit is treated at our standard residential rates, published on the cost page. Building and multi-unit programs are quoted per building, and a scheduled program usually costs less per visit than repeated one-off callouts. We give the number up front, and we do not push a recurring contract nobody asked for. For a broader look at restaurants, offices, and other B2B work, including the employment and warehouse lands around Concord and Highway 7, see commercial pest control.

How we work

We inspect for free, identify the pest and how it is moving through the building, and quote before any work starts. The visit is discreet, most unit treatments wrap in under an hour, and the job carries a two-month guarantee with one free re-treatment if the pest is still active. The work is carried out by our service partner Insectica Pest Control, an owner-operated, licensed and insured company that covers York Region, so the same crew and the same standard apply whether it is one unit or a whole building.

By town: condo and apartment pest control in Markham, Richmond Hill, Vaughan, Newmarket and Aurora

Shared-wall living looks different in each York town, and so does the building program.

  • Markham: the towers at Markham Centre along Highway 7 and the older apartment stock in Thornhill and Milliken.
  • Richmond Hill: the high-rise corridor on Yonge Street from Highway 7 up to Elgin Mills, the densest condo stock in the region.
  • Vaughan: the new towers around the Vaughan Metropolitan Centre and stacked condo-townhouses in the newer subdivisions.
  • Newmarket: mid-rise buildings along Davis Drive and the older walk-up apartments near Main Street.
  • Aurora: newer condos along Yonge Street and Wellington, and the older apartment buildings near the town core.

Common questions

Will treating my unit fix the problem if my neighbour has it too?

Often not on its own. German cockroaches, bed bugs, and mice travel between units through shared walls, plumbing chases, and garbage chutes, so a treated unit next to an untreated one gets re-infested. The lasting fix usually means treating the affected units together and the common areas they move through, which is why involving the property manager helps.

Who pays for pest control in a York Region condo?

It depends where the problem is. Inside your own unit is usually the owner's responsibility; the common elements, the shared walls, risers, and chases pests use to spread, are the condo corporation's. If you rent the unit, pest control is normally the landlord's responsibility under the Residential Tenancies Act. We can document which is which after an inspection.

Can you treat common areas, garbage rooms, and chutes?

Yes, as part of a building program arranged with the property manager or board. Common areas are where a lot of the pest pressure actually starts, so treating them is often the difference between a fix that holds and one that bounces back.

Is the service discreet?

Yes. We work without alarming signage, schedule around the building, and offer after-hours service so residents are not put on edge and the work does not disrupt the property.

Do you coordinate with property management?

Yes. For a building we provide one point of contact, scheduled service, and documented reports for the board and for resident records. Property managers can call us directly to set up a program.

How do bed bugs and cockroaches spread between units?

Through the shared structure: wall voids between stacked and side-by-side units, the gaps around plumbing risers and electrical chases, under baseboards, and through garbage chutes and rooms. That shared structure is why a building-wide approach beats treating one unit at a time.
