Vaughan is really two pest jobs in one city, and the one Vaughan homeowners ask us about by name, ant extermination in Vaughan, has its own page. On one side you have the estate lots of Kleinburg and Woodbridge and the family subdivisions of Maple and Vellore, where the calls are fall mice, carpenter ants in the old trees, and wasps in the backyard. On the other you have Concord's employment lands off Highways 400 and 407, where warehousing, distribution and food processing need rodent, cockroach and fly programs on a schedule. We cover both. Same-day and 24/7, free inspection, Health Canada-registered products, and a two-month guarantee with one free re-treatment if anything comes back. The work is carried out by Insectica Pest Control, owner-operated and not a franchise, licensed and insured exterminators, and there is no upsell.

Vaughan homes, and the pests each kind brings

Vaughan grew fast and it grew in layers, and the housing tells you what you are dealing with before we ever open the truck. The estate and executive homes of Kleinburg and Woodbridge, many sitting on large treed lots near the Humber and the Oak Ridges Moraine edge, are carpenter-ant country. Where there are big mature trees there is decaying wood, and carpenter ants move from a dead limb or a buried stump into the soft, damp framing of a house without any warning. You do not see sawdust in a clean corner and think ant; you should. The carpenter ant page covers how we find the parent nest, which is the part homeowners almost never get to on their own.

The subdivisions of Maple, Vellore, Patterson and Sonoma Heights, built mostly from the 1990s through the 2010s, are prime fall-mouse territory. A mouse needs a gap the width of a pencil, about 6 millimetres, and every one of these homes has them: the brick weep vents, the spot where the gas line or hydro enters, a garage door with a worn sweep, a soffit corner. Homes on the outer ring of these developments, the ones backing onto the fields and the Moraine, take the heaviest pressure because the mice are already living at the property line. See the mouse control page for how we handle it.

Then there are the new VMC condos, the towers going up around the Vaughan Metropolitan Centre at the subway terminus. Condo and apartment stock changes the pest picture: cockroaches and mice travel between units through shared walls, risers and garbage chutes, so a problem in one suite is often a building problem. And out on the Kleinburg Moraine edge we get cluster flies, the sluggish flies that pile up on sunny south and west walls in fall and reappear at the windows on the first warm days of spring.

The pests Vaughan calls about most

  • Fall mice, September through December, across the Maple, Vellore and Patterson subdivisions and worst on the rural and Moraine-facing edges of Kleinburg.
  • Carpenter ants, the signature problem of the treed estate lots in Woodbridge and Kleinburg. Large black ants indoors, especially in spring, and faint rustling in a wall or a bit of coarse sawdust mean a nest, not stragglers.
  • Wasps and hornets in the big yards, sheds and eaves of the estate lots and larger subdivision homes through summer and into early fall.
  • Cluster flies on the Moraine-adjacent Kleinburg homes, appearing on warm walls in fall and at windows in spring.
  • Commercial rodents, cockroaches and flies in the Concord employment lands, where food handling and constant dock traffic make pest control a standing requirement, not a one-off.

Concord and the employment lands: real commercial demand

Concord is what makes Vaughan different from the other York towns. The blocks of warehousing, distribution and food processing off Highways 400 and 407 run a genuine commercial pest problem, and it is not the same job as a house. Loading docks that open dozens of times a day, incoming pallets that carry stowaways, and food on site around the clock mean rodents, cockroaches and flies get in and stay unless something is actively holding them out. A food-handling operation also has an audit and health side: York Region Public Health inspects food premises, and a documented pest-control program with a monitoring log is part of passing. We build recurring programs, exterior rodent stations, interior monitoring, fly control at the docks, and the paperwork to show an inspector, sized to the site. If you run a warehouse, a commissary or a processing plant in Concord, start on the commercial pest control page.

The communities we cover in Vaughan

We work the whole city: Woodbridge, Maple, Kleinburg, Concord, the Vaughan side of Thornhill, Vellore, Patterson, Sonoma Heights, the VMC and the areas around Vaughan Mills and Canada's Wonderland. Estate home in Kleinburg, subdivision semi in Vellore, condo in the VMC or a unit in the Concord employment lands, we have run the job. Because we are local to York Region, same-day service across Vaughan is normal, not a scramble.

Who is responsible: the bylaw, York Region, and renters

If you own your home, keeping it free of rodents and infestation is on you, and it is also written into the City of Vaughan's property-standards bylaw, which requires properties to be maintained free of pests. The health authority here is York Region Public Health, not Toronto Public Health, and York Region is where food-premises inspections and public-health questions go. You can reach the city at vaughan.ca and the Region at york.ca.

Renting is different. Under Ontario's Residential Tenancies Act, the landlord is responsible for pest control in a rental unit, and a tenant should report an infestation in writing and give reasonable access for treatment. If your landlord will not act, the Landlord and Tenant Board is the route. We are happy to deal directly with a landlord or property manager to get a unit treated.

What pest control costs in Vaughan

Most Vaughan jobs are quoted by the pest, the size of the property, and how far the problem has spread. A fall mouse job on a house typically runs $200 to $500 and includes both trapping and sealing the entry points. Carpenter ants on a treed estate lot depend on finding the parent nest and how much of the structure is involved. Wasp nest removal is usually a single visit. Commercial programs in Concord are priced on square footage, dock count and service frequency, not off a residential rate card. The full cost page lays out the ranges pest by pest so you are not guessing before we arrive. Waiting almost always costs more, because a handful of mice in October or a young ant nest in spring is a small job, and a colony through the walls by winter is not.

How we work

  1. Free inspection. We find the pest, the source, and every way it is getting in. On an estate lot that means checking the tree line and the damp framing for ants; on a subdivision home it means the weep vents and garage sweep; in Concord it means the docks and the incoming-goods flow.
  2. Targeted treatment. Health Canada-registered products, placed where the problem is, using tamper-resistant stations around homes and food areas so product stays away from pets, children and staff.
  3. The part that lasts. For mice that means sealing the entry points, not just baiting. For carpenter ants it means reaching the nest, not spraying the trail. For commercial sites it means exclusion plus ongoing monitoring.
  4. Follow-up and guarantee. We return to confirm the activity has stopped, and our two-month guarantee means one free re-treatment if it comes back inside that window.

Carpenter ants on Vaughan's treed lots are easy to misread as a spring nuisance. A trail of large black ants inside, especially if you also find a little coarse sawdust or hear a faint rustle in a wall, points to a nest inside or against the structure. Killing the ants you can see does nothing to the colony. Get it looked at before the wood damage adds up.

Common questions

Do you cover all of Vaughan, including Kleinburg and the Concord industrial area?

Yes. We service Woodbridge, Maple, Kleinburg, Concord, Vellore, Patterson, Sonoma Heights, the Vaughan side of Thornhill and the VMC. Residential across all of it, and commercial rodent, cockroach and fly programs for the warehousing and food-processing sites in the Concord employment lands.

Why do I keep getting mice in my Maple or Vellore subdivision home?

Because the mice are already living at the edge of the development, and your house has the gaps they need. Cold fall nights push them toward warmth, and a pencil-width opening at a weep vent or garage door is all it takes. Clearing them for good means trapping the ones inside and sealing those entry points, which is why our mouse work includes both.

I have large black ants in my Kleinburg home. Is that carpenter ants?

Very likely, given the mature trees on the estate lots out there. Carpenter ants nest in damp or decaying wood and move into house framing. A few coarse sawdust shavings or a faint rustling in the walls is a strong sign of a nest. We locate and treat the parent nest rather than just the trail you see.

Can you set up a recurring commercial program for a Concord warehouse or food plant?

Yes. We build scheduled programs with exterior rodent stations, interior monitoring, dock fly control and a documented service log that meets what a York Region Public Health inspection expects for a food premises. Pricing is by the site, not a house rate.

Who pays for pest control if I rent in Vaughan?

Under Ontario's Residential Tenancies Act, the landlord is responsible for pest control in a rental. Report the problem to them in writing and give access for treatment. If they will not act, the Landlord and Tenant Board is the next step. We can work directly with a landlord or property manager.

Do you offer same-day service in Vaughan?

Yes. We are local to York Region and run 24/7, so same-day across Vaughan is normal. Wasps and an active infestation get priority.

What is your guarantee?

Two months. If the pest is still active within two months of treatment, we come back once at no charge. Free inspection up front, and no upsell.
