Newmarket runs the gamut from Victorian homes with big old trees on the Main Street side to fresh subdivisions out at Woodland Hill and Copper Hills, and each end of town calls us about a different pest. The heritage core gets carpenter ants; the newer streets get fall mice; the older apartments and the food-service strip get cockroaches. Pest control across Newmarket and the rest of York Region is carried out by Insectica Pest Control, owner-operated, and we offer same-day and 24/7 service, with a free inspection up front and a two-month guarantee that includes one free re-treatment. Call and tell us your street and what you are seeing, and we will tell you what it is and what it costs.

Newmarket homes, and the pests that come with them

Newmarket is really three towns stacked together, and the age of your street decides your pest. The historic downtown around Main Street and Fairy Lake is full of Victorian-era houses with mature canopy overhead, and mature trees mean carpenter ants. Older wood, old shade trees dropping limbs, damp sills and porch posts: that is exactly the moisture-softened wood carpenter ants tunnel into. The 1980s-to-2000s subdivisions, Glenway, Stonehaven, Summerhill and Armitage, are the classic fall-mouse belt, brick homes with weep vents and garage gaps that a mouse walks through the first cold week of October. Then the newer builds out at Woodland Hill and Copper Hills sit closest to the open land on the north and west edge of town, which is where cluster flies and the heaviest mouse pressure come from.

Newmarket is a family town of roughly 87,000 people, and it is also York Region's administrative seat. The Region's head office is here and so is Southlake Regional Health Centre, which means the town carries a real base of apartments, offices, clinics and restaurants on top of the houses. The older rental stock near Main Street and the food-service strip along the way is where German cockroach shows up, because a roach problem is a building problem that spreads unit to unit through shared walls and pipe chases.

The pests Newmarket calls about most

  • Fall mice. The September to December problem, heaviest in the Glenway, Stonehaven and Summerhill subdivisions and on the newer streets backing onto open land. A mouse needs a gap the width of a pencil. Trap what is inside, then seal the entries, or they come straight back. See mouse control.
  • Carpenter ants. The signature Newmarket problem in the mature-treed older core and on the big-tree lots. Large black ants indoors in spring, faint rustling in a wall at night, or a little pile of what looks like sawdust means they are nesting in damp wood. See carpenter ant control.
  • Wasps and hornets. Summer into early fall, nests in soffits, under decks, in the mature shrubs and sheds of the older lots and the fence lines of the subdivisions. Ground-nesting yellowjackets show up in lawns near Fairy Lake and the trail edges. See wasp nest removal.
  • German cockroach. In the older Main-Street-area apartments and the food-service strip. This is the one that spreads through a building, so it needs a proper gel-and-monitor program, not a can of spray.
  • Cluster flies. Out on the northern and rural edge, where homes back onto fields. They cluster on the warm south and west walls on the mild days of fall, then work into attics and wall voids to overwinter and turn up at the windows on the first warm day of spring.

Neighbourhoods we cover in Newmarket

We work the whole town: the historic downtown and Main Street heritage district, Fairy Lake and the streets around it, Glenway, Stonehaven, Summerhill, Woodland Hill, Copper Hills and Armitage. We also cover the apartments and rentals near the core and the commercial and food-service properties through town. Whether you are in a century home a block off Main or a two-year-old build on the north edge, the truck reaches you the same day in most cases.

Who is responsible: bylaw, health, and renters

If you own your home in Newmarket, the pests are yours to deal with, and the town expects you to. The Town of Newmarket property-standards bylaw requires a property to be kept free of rodents and pest infestation, and by-law enforcement can order the work done. The town's site is newmarket.ca. Public-health matters across the region, including pests tied to health complaints in food premises and multi-unit buildings, sit with York Region Public Health, not with Toronto; the Region's site is york.ca.

If you rent, the pests are almost never your bill. Under Ontario's Residential Tenancies Act, the landlord is responsible for maintaining a rental in a good state of repair and fit for habitation, and the Landlord and Tenant Board has repeatedly held that covers pest control. So report cockroaches, mice or a bed-bug problem to your landlord or property manager in writing, and it is on them to hire the treatment. In an apartment near the Main Street core, one unit's roaches are usually the whole building's roaches, which is why a serious job treats the neighbouring units too.

The products we use are Health Canada-registered and applied to the label. Any rodenticide near a home has to sit in a tamper-resistant, locked station by law, which keeps the bait away from kids and pets. See the federal PMRA for how pesticides are regulated in Canada.

What pest control costs in Newmarket

Most Newmarket jobs land between $200 and $500, depending on the pest, the size of the home and how far the problem has spread. A single mouse job on a Summerhill subdivision home sits at the low end. A carpenter ant nest in a large treed lot off Main Street, or a cockroach program across two apartment units, runs higher because there is more to treat and more to seal. We quote before we start and we do not upsell. Our full cost breakdown lays out the range for every pest so you know the number before you call.

Waiting is the expensive choice. A few mice in October is a cheap visit; a colony in the walls and attic by February is not. Same with carpenter ants, which quietly expand the damaged wood every season you leave them.

How we work

  1. Free inspection. We find the pest, the nest or runs, and every way in. On a carpenter ant job that means checking the damp wood and the outdoor parent nest in a tree or stump; on a mouse job it means the weep vents, garage sweep and utility entries.
  2. Treatment. Targeted to the pest: trapping and tamper-resistant stations for mice, gel and monitors for German cockroach, ant-specific baiting and direct nest treatment for carpenter ants, direct knock-down and removal for wasp nests.
  3. Exclusion and prevention. For rodents especially, we seal the gaps so the fix holds. For cluster flies, that means tightening the attic vents and gaps they overwinter through.
  4. Follow-up and guarantee. We come back to confirm the activity has stopped. If the pest is still active within two months, we return once at no charge.

The work is carried out by Insectica Pest Control, licensed and insured, BBB A-accredited, and owner-operated, not a franchise. You get the person doing the work, not a call centre.

Common questions

Why do I keep getting carpenter ants in the older part of Newmarket?

The Main Street and Fairy Lake area has heritage homes under mature trees, and that combination of aging wood, shade and moisture is exactly what carpenter ants nest in. They often keep a parent nest in a tree or stump outside and a satellite nest in a damp wall or sill indoors. Clearing them means treating both, not just spraying the ants you see.

When do mice get into Newmarket homes?

Mostly September through December, when the first cold nights push field mice toward any warm building. The Glenway, Stonehaven and Summerhill subdivisions and the newer streets backing onto open land get hit hardest. Sealing the entry points is what keeps them out, not bait alone.

I rent an apartment near Main Street and have cockroaches. Who pays?

Your landlord. Under Ontario's Residential Tenancies Act the landlord has to keep the unit fit to live in, and that covers pest control. Report it in writing to your landlord or property manager. In an older building the roaches are usually in more than one unit, so a real fix treats the neighbours too.

Do you cover the newer subdivisions like Woodland Hill and Copper Hills?

Yes, all of Newmarket, from the century homes downtown to the newest builds on the north and west edge. Those newer streets actually see the most fall-mouse and cluster-fly pressure because they sit closest to the open land.

What are the flies covering my window on a warm fall or spring day?

Almost certainly cluster flies, common on Newmarket's northern and rural edge. They gather on warm sunny walls in fall and work into attics and wall voids to overwinter, then reappear at the windows on the first mild day. Treatment focuses on the attic and the gaps they use to get in.

Does the guarantee cover the job?

Yes. Every treatment carries a two-month guarantee. If the pest is still active in that window, we come back once at no extra charge.

Are the products safe around my kids and pets?

We use Health Canada-registered products applied to the label, and any rodenticide goes in a locked, tamper-resistant station by law. We tell you which area to stay off and for how long whenever a product needs it.
