Cockroach removal in Markham is almost always a German cockroach job, and roach control that holds takes gel bait, crack-and-crevice treatment, and two to three visits spaced a couple of weeks apart. In Markham that work runs $200 to $600, depending on the size of the space and how long the roaches have been breeding. Call for a free inspection; same-day booking is normal. This page covers what is specific to Markham, from the restaurant plazas on Highway 7 to the Markham Centre towers. For the general method see cockroach control in York Region, and for other pests see pest control in Markham.
Is it a German cockroach? A quick check
Look at the size and the back of the head. Health Canada's cockroach guide describes the German cockroach as 1.3 to 1.6 cm long, tan to light brown, with two dark parallel streaks running from the head toward the wings. It likes warm, damp spots near food: under the sink, behind the stove, inside the dishwasher door, around the fridge compressor.
If what you found is twice that size, dark brown to nearly black, and in a basement floor drain or laundry room, it is more likely an Oriental cockroach. That one lives in cool, wet places, comes in from outside or up through drains, and is cleared by drying and sealing. It is a different and usually smaller job.
The German roach is the one that turns into a problem. It lives indoors full time and breeds fast, and a female carries her egg capsule until it is close to hatching, which protects the next generation from the first round of treatment.
Markham's restaurants and food plazas
Markham's food scene is concentrated in plazas: the long run of restaurants on Highway 7, the food courts and shops around Pacific Mall at Kennedy and Steeles, and the strip plazas through Milliken and Unionville. Plaza units share walls, ceiling space, grease lines, and a garbage enclosure out back. One kitchen with German roaches can feed the bakery and the bubble tea shop next door.
For a food business the stakes are public. York Region Public Health runs YorkSafe, an inspection disclosure program where anyone can look up the current routine and complaint-based inspection reports for restaurants and other premises. A diner who sees roaches can call York Region Health Connection at 1-800-361-5653 with a food safety concern, and a complaint inspection follows.
So a restaurant roach job runs differently from a house:
- Treatment timed around service. Visits are booked for when the line is cold, ideally after close, so bait and product go into the equipment voids without disrupting service.
- Equipment, not just floors. Roaches in a commercial kitchen live in the motor housings of reach-ins, the hollow legs of steel tables, the gaps behind wall-mounted shelves, and the warm cavity under a dish machine.
- A written service record. Each visit is logged with what was found, where, and what was applied, so the operator has paperwork to show an inspector.
- Talking to the neighbours. If the unit next door is the source, we say so and recommend the landlord bring that unit in too.

Condos at Markham Centre and the stacked townhouses
Markham Centre, the new downtown around Highway 7 and Warden, is mostly newer mid- and high-rise condos. New buildings are not immune. German cockroaches arrive in moving boxes, grocery bags, and second-hand appliances, then travel through shared walls, plumbing chases, and garbage chute rooms. When one suite on a floor has them, the suites beside, above, and below are the first ones to check.
The stacked and back-to-back townhouses common in Cornell, Cathedraltown, and around Markham Centre behave the same way on a smaller scale. Units share a party wall and often a plumbing stack, so a roach problem in one kitchen is a reason to inspect the next one.
For condo boards and property managers, the plan that works is the affected unit plus its neighbours, all baited on the same schedule. Treating one unit, then a different one a month later when the roaches move, is how a building pays for the same infestation several times. Our condo pest control page covers building programs.
Why store sprays make Markham roach problems worse
Health Canada is blunt about it: pesticides alone will not control cockroaches, because the living environment has to change first. Intensive cleaning and treatment have to be used together.
A can of aerosol from the hardware store adds a second problem. Repellent sprays push German roaches out of the kitchen and into wall voids and next-door units, where they keep breeding out of reach. They also contaminate the surfaces where professional bait has to be eaten. If you have already sprayed, tell us at the inspection. It changes where we place bait.
A roach you can see in daylight is one that could not find room in the hiding spots, which means the hiding spots are full.
What cockroach removal costs in Markham
Markham roach jobs sit inside the $200 to $600 range on our York Region cost page. German cockroaches in condos usually need 2 to 3 visits, and the follow-ups are part of the quoted price.
| Roach job in Markham | Usual price |
|---|---|
| Markham Centre condo or apartment unit, caught early | $200 to $350 |
| Townhouse or detached home, established | $350 to $500 |
| Heavy infestation, larger home, or extra visits | up to $600 |
| Restaurant or plaza unit | quoted per site after inspection |
A one-bedroom in Markham Centre with roaches only under the sink sits at the bottom. A family kitchen in Milliken where they have spread into the bathroom and the basement sits higher. Commercial kitchens are priced on the size of the kitchen and how often it needs service, not off a residential table. Roaches still active inside two months means one return visit at no charge.
Who is responsible in Markham, and how to report it
Markham's Property Standards By-law 2017-26 says a home has to stay free of rodents and insects at all times, and the City says those rules apply to both owned and rented dwellings. Concerns about a property go to By-law Enforcement and Licensing at 905-479-7782 or customerservice@markham.ca.
If you rent, the cockroach treatment is the landlord's to arrange and pay for. Ontario's Residential Tenancies Act assigns upkeep and repair of a rental unit to the landlord. Email the complaint so there is a dated record, and let the technician in for each visit. In a condo you own, the board handles common areas like garbage rooms and chutes, and you handle your unit, which is why the two need to coordinate.
How a Markham roach treatment runs
- Free inspection. We confirm the species, find where they are harbouring, and check whether the source is your unit or a neighbouring one.
- First treatment. Gel bait goes into cracks, hinges, and voids where roaches travel, with targeted crack-and-crevice product where it fits. Products come from the list Health Canada's PMRA has registered, applied exactly as the label directs.
- Your part. Store food in sealed containers, clear cardboard, fix drips, and vacuum along baseboards and under appliances. Cardboard is both food and shelter for roaches.
- Follow-up visits. We return about two weeks later to catch the roaches that hatched from protected egg capsules, and again if the inspection calls for it.
Insectica Pest Control does the work in Markham: licensed, insured, BBB A-accredited, and on call 24/7 for same-day bookings.
Common questions
I run a restaurant on Highway 7 and found cockroaches. What should I do first?
Stop using store sprays, book an inspection, and start a written log of what you see and where. Ask for treatment when the line is cold, aimed at equipment voids and drains, with a written record of each visit. If the unit next door is the source, ask your landlord to bring them into the treatment too.
Can I look up whether a Markham restaurant has had inspection problems?
Yes. York Region Public Health's YorkSafe program publishes the current routine and complaint-based inspection reports for restaurants and other premises. Food safety concerns go to York Region Health Connection at 1-800-361-5653.
My Markham Centre condo is brand new. How did we get roaches?
They are carried in. Moving boxes, grocery bags, and second-hand appliances bring German cockroaches into new buildings, and from there they travel through shared walls, plumbing chases and garbage rooms. A new building slows them down; it does not keep them out.
How many visits does cockroach removal take in Markham?
Usually two to three, about two weeks apart. The egg capsule shields developing roaches from the first round, so the follow-up catches them after they hatch. A small, early infestation in one kitchen can need fewer.
Do I have to leave my home during the treatment?
Usually not for gel bait work. If a product needs you out of a room for a set time, we tell you which room and for how long, per the label. Tell us about kids, pets, or anyone with asthma when you book.
Who do I call in Markham if my landlord will not deal with roaches?
Put the complaint to your landlord in writing first. If nothing is done, contact the City of Markham's By-law Enforcement and Licensing at 905-479-7782. The property standards rules apply to rented homes as well as owned ones, and beyond the City, a tenant can apply to the Landlord and Tenant Board.
