Cockroach Control in Richmond Hill

Cockroach control in Richmond Hill costs $200 to $600 and usually takes two to three visits over four to six weeks, because German cockroach eggs survive the first treatment and hatch afterwards. Most calls here come from three places: rental apartments along Yonge Street, newer condo towers near Highway 7, and basement units in detached homes. Book a free inspection and we can usually be there the same day. For the full species guide see cockroach control across York Region, and for anything else in town, pest control in Richmond Hill.

Three Richmond Hill situations, three different plans

Where you live in Richmond Hill decides who needs to be involved and how many units we look at. Find the one that matches you.

You rent a basement apartment in a house

Basement apartments are common in Richmond Hill's detached housing, from Crosby and Richvale north to Oak Ridges. The two units share a furnace, ductwork, a plumbing stack, and often a laundry room. German cockroaches use all of them.

That means a roach problem in the basement is almost never confined to it. Bait has to go into both kitchens and both bathrooms at the same time, or the roaches simply shift floors for a few weeks and come back. As a tenant, the treatment is your landlord's job to arrange. As a homeowner renting the unit out, plan on the inspection covering the whole house.

You live in a tower on Yonge Street

The rental and condo buildings strung along Yonge, from the Richmond Hill Centre area at Highway 7 up through 16th Avenue, Major Mackenzie, and Elgin Mills, run from older rental slabs to towers finished in the last few years. The older buildings tend to have the established infestations: decades of tenants moving in and out, worn caulking around pipes, and kitchens stacked directly above one another.

In a tower the unit is the wrong unit to think in. The roaches in your kitchen may be living in the wall shared with the next suite or travelling up the plumbing chase from the floor below. A useful treatment starts with your unit and the units on either side, above, and below, scheduled together through the property manager.

You own a house and found one roach

If you own a detached home in Bayview Hill, Mill Pond, Jefferson, or Rouge Woods and you saw a single roach, start by identifying it. A large, dark roach in the basement near a floor drain is often an Oriental cockroach that came in from outside, and drying out the area and sealing the gap can be the whole fix. A small, light brown roach with two dark stripes behind the head in the kitchen is a German cockroach, and that one was carried in, probably in a box, a grocery bag, or a used appliance. One German roach rarely travels alone.

How fast does cockroach treatment work?

Expect a large drop in the first two weeks and a clean kitchen by week four to six. Here is the usual timeline for a Richmond Hill job:

When What happens
Day 0 Free inspection, species confirmed, first treatment: gel bait in cracks, hinges and voids, crack-and-crevice product where it fits
Days 1 to 10 Roaches feed on the bait and die back in their hiding spots; you may see more of them briefly as they come out
Around day 14 Second visit to catch roaches that hatched from egg capsules protected during the first round
Weeks 4 to 6 Third visit if monitoring still shows activity; most kitchens are clear by now

Seeing a few more roaches in the first days after baiting is normal, and it means the bait is working. Do not spray them. Repellent sprays send the survivors back into the walls, away from the bait.

What you do between visits

Health Canada's cockroach guidance says pesticides alone will not succeed, since the living environment has to change too. Your part between visits is short but it decides the outcome:

  • Keep food in sealed plastic or glass containers, not the box it came in.
  • Take cardboard out of the unit, including flattened boxes behind the fridge.
  • Wipe the stovetop and counters at night, and run the dishwasher instead of leaving dishes in the sink.
  • Fix dripping taps, and dry the sink and tub before bed. Roaches can last a long time on water alone.
  • Vacuum along baseboards and under the fridge and stove, then empty the vacuum outside.

Leave the bait placements alone. Wiping them away or cleaning over them with a degreaser takes them out of play.

What cockroach control costs in Richmond Hill

Most Richmond Hill roach jobs land between $200 and $600. Condo and apartment roach jobs usually take 2 to 3 visits, and those visits are included in the price we quote rather than billed later. The full table for every pest is on our York Region cost page.

What moves the number here:

  • Unit size. A bachelor in a Yonge Street rental building costs less to treat than a four-bedroom house with two kitchens.
  • Two units in one house. A detached home with a basement apartment is really two kitchens and two bathrooms, so it is quoted as the whole house.
  • How long it has been going. A few roaches under the sink is a small job; roaches in the bathroom, bedroom closet, and inside the microwave is a larger one.
  • Neighbouring units. In a building, adding the adjacent suites to the plan costs more up front and usually less overall than retreating one unit again and again.

The quote is in writing before work starts, and if roaches are still around within two months, we come back once for free.

Who is responsible, and who to call in Richmond Hill

If you rent, cockroach treatment is your landlord's responsibility. The City of Richmond Hill's property standards page tells tenants that maintaining property standards is the landlord's job and that the first step is to speak with them. If that goes nowhere, Richmond Hill's By-law and Licensing Enforcement Section takes complaints at 905-771-0198 or Bylaw@richmondhill.ca. Ontario's Residential Tenancies Act says the landlord is responsible for keeping a rented unit in repair, and if they still do nothing, you can apply to the Landlord and Tenant Board.

If you see roaches in a Richmond Hill restaurant or takeout counter, that is a food safety concern for York Region Public Health, reachable by phone at 1-800-361-5653 (York Region Health Connection). Their inspection reports for food premises are public through the YorkSafe program.

Write it down. A dated note to your landlord with what you saw and where, plus a photo, is worth more than any number of hallway conversations if the problem drags on.

How we treat cockroaches

We find the harbourage first: behind the fridge and stove, inside cabinet hinges and the dishwasher frame, around the pipes under the sink, and behind loose baseboards. Gel bait goes where roaches actually travel, not in open view. Health Canada's PMRA registers everything we apply, and we follow the label, with families, pets, and anyone with asthma planned around at booking. Our technicians come from Insectica Pest Control, a licensed, insured and BBB A-accredited operator. The phone is answered 24/7 and same-day booking is standard in Richmond Hill.

Common questions

I rent a basement apartment in Richmond Hill and have cockroaches. Is it my landlord's problem?

Yes. Under Ontario's Residential Tenancies Act, maintenance of your unit falls on the landlord, and the City of Richmond Hill says maintaining property standards is the landlord's responsibility. Because a basement unit shares ductwork and plumbing with the main floor, the treatment should cover the whole house, not just your unit.

My landlord will not do anything. Who do I call in Richmond Hill?

Put your complaint in writing first and keep a copy. If it is not resolved, contact the City of Richmond Hill's By-law and Licensing Enforcement Section at 905-771-0198 or Bylaw@richmondhill.ca. A tenant can also take it to the Landlord and Tenant Board.

Why do I see more cockroaches right after the treatment?

Gel bait draws roaches out to feed, and the bait makes them sluggish before it kills them, so you may see more of them for a few days. That is a good sign. Do not spray them, because spray drives the rest back into the walls and away from the bait.

Can cockroaches come up through the floor drain?

Oriental cockroaches can. They live in cool, wet places like drains and sumps and often enter through a basement floor drain. German cockroaches, the small kitchen ones, are carried in or travel between units instead. Knowing which one you have changes the plan.

How long until the roaches are gone?

Most Richmond Hill kitchens are clear within four to six weeks across two to three visits. A small, early problem can be faster. A building where neighbouring units are not treated can take longer.

Do I need to treat my unit if the roaches are coming from next door?

Yes, and the next-door unit needs treatment too. Your unit is where they are feeding now. In a shared building the best result comes from treating the affected units on the same schedule, arranged through the landlord or property manager.
